Clearing is a strange mix of relief and scramble: you've got your London place, congratulations — and now you have roughly four weeks to solve housing that everyone else started solving in March. The good news: August is late, not too late. Here's what still works.
First 48 Hours: Halls Waitlists
Ring your university's accommodation office the same day you accept. Clearing students get treated fairly — most London universities hold back some hall rooms or run waitlists into September, because no-shows free up stock at the last minute. Ask three things: am I guaranteed an offer as a first-year, when will I hear, and what's the fallback list. Get on the list even if you're not sure — you can decline later.
Week 1–2: Widen Past Halls (Calmly)
If halls look unlikely or the prices sting (£300–£450/week is common), the private market is still open in August — it's just faster-moving. Three routes, ranked by how well they suit a Clearing timeline:
Managed co-living rooms. Fixed stock with published availability, video viewings, online contracts — bookable from your kitchen table in a day. At Nook, rooms run from £215/week (subject to room availability) with WiFi, energy, water and council tax included, contracts from three months, and a two-week deposit. Flatshares. Plenty of September rooms list in August. The catch is speed: good rooms go within days, and you'll be viewing against working professionals who can attend same-day. If you go this route, read the 20 questions to ask first.
PBSA (private halls). The big student towers often have August availability precisely because they're pricey. Fine as a one-year landing pad if budget allows.
Booking From Home (or Abroad) Without Seeing the Room
Most Clearing students book remotely — there's no time for a London trip. That's workable if you follow the safety rules: live video viewing where you direct the camera, written contract before any money, deposit protected in a government scheme, payment by traceable transfer only. The August-Specific Traps
Panic-signing a 12-month tenancy. Your course is three terms; your tenancy doesn't have to be twelve months. Flexible contracts exist — don't lock a year in a rush.
"Last room" pressure. August scammers know Clearing students are hurried. Real listings survive 24 hours of due diligence; anyone demanding a same-evening transfer is telling you what they are.
