Welcome to Nook ("we", "us", "our"). These terms and conditions govern your use of the nookrent.com website and our co-living services in London, United Kingdom. By using our website or services, you agree to these terms.

2. Our Services

Nook provides fully furnished co-living rooms in shared apartments across London. Our service includes:

  • Fully furnished private rooms within shared apartments
  • All utilities and bills included (WiFi, electricity, water, council tax)
  • Maintenance and upkeep of shared communal areas
  • Maintenance and property management support

3. Booking and Agreements

All bookings are subject to availability and our approval process. A booking is confirmed only when you have signed a tenancy agreement and paid the required deposit. We reserve the right to decline any booking at our discretion.

4. Rent and Payment

Rent is payable weekly in advance via bank transfer or direct debit. Late payments may incur additional charges as outlined in your tenancy agreement. All prices listed on our website are inclusive of VAT where applicable.

5. Deposits

A refundable deposit equivalent to two weeks' rent is required at the start of your tenancy. This deposit is protected in a government-approved tenancy deposit scheme in accordance with UK law and will be returned at the end of your tenancy, subject to deductions for any damage beyond reasonable wear and tear.

6. House Rules

All residents are expected to respect their flatmates and follow our community guidelines, including:

  • Respecting quiet hours (10pm - 8am on weekdays)
  • Keeping shared areas clean and tidy
  • No smoking within the property
  • No pets unless prior written agreement
  • Guests are welcome but must be considerate

7. Termination

Either party may terminate the agreement by providing notice as specified in your tenancy agreement (typically 4 weeks). Early termination may be subject to additional fees.

8. Liability

While we take every care to ensure the accuracy of listings on our website, actual rooms may vary slightly from photographs shown. We recommend booking a viewing before making a commitment. We are not liable for any loss or damage arising from your use of our website or services, except as required by law.
