Moving to London for a Grad Scheme: Your Housing Timeline

From offer letter to keys in hand โ€” without paying August rent on a September job.

Most London grad schemes start in September, which means every August the same scramble repeats: thousands of new graduates hunting rooms in the same four weeks. The fix isn't luck — it's a timeline. Here's the month-by-month version, working back from a September start.

June–July: Decide Your Strategy (You Are Here)

Two workable strategies. Strategy A: book ahead. Providers with fixed room stock — co-living operators, PBSA — let you reserve a specific room for a September date months out, often from abroad with a video viewing. You lock certainty; you commit early. Strategy B: land and hunt. Take a short-term stay for your first two weeks, then flat-hunt in person. More choice, more stress, and August/September is peak-competition season — expect same-day decisions.

Budget first either way: on a typical ยฃ32–38k grad salary, take-home is roughly ยฃ2,100–ยฃ2,400/month. The old "a third on rent" rule stretches to 40–45% in London; an all-inclusive room from ยฃ215/week (subject to availability) keeps you at the sane end of that. Early August: Lock the Essentials

Booking ahead? Reserve now — September stock at fair prices thins out by mid-August. Confirm in writing: start date, what's included, deposit amount and protection scheme. UK deposits can legally reach five weeks' rent; two weeks (Nook's standard) leaves ยฃ800+ in your pocket on a typical room.

Hunting on arrival? Book your buffer accommodation now instead โ€” two weeks, cancellable. Line up viewings for your first 72 hours before you land; good rooms go in a day.

Late August: Paperwork Week

Right to Rent documents (passport, visa/share code), proof of your grad scheme offer, and references if asked. No UK guarantor? September Week 1: Move In, Not Move Around

Your first week of a grad scheme is intense โ€” training, names, new city. The single best gift you can give week-1 you is a room that already works: bed made, WiFi on, bills handled, flatmates who know where the good coffee is. The One Mistake to Avoid

Signing a 12-month tenancy in a panic during week one. Grad schemes rotate โ€” some rotations change city โ€” and breaking a fixed tenancy costs real money. Flexible contracts from three months exist precisely for this. Keep your options open until you know your rotation map.
