October Start? Finding London Housing After the September Rush

Everyone fought over September. October movers get the calm โ€” and the leftovers worth having.

September is London housing's Black Friday: everyone shopping at once, viewings booked out, decisions demanded same-day. Then, around the first week of October, the market exhales. If your internship, grad role or placement starts in October, you're arriving in the calm after the storm — and that timing is worth money if you use it right.

Why October Is Quietly a Good Month

Competition drops off a cliff. The student and grad-scheme wave has landed. The people viewing rooms in October are a fraction of September's crowd, which means viewings are bookable, decisions can breathe, and "we have three other applicants" stops being true.

The no-show stock appears. Every September, some booked rooms free up again — visa delays, changed plans, Clearing reshuffles. That stock hits the market in late September and October, often at unchanged prices with landlords keen to fill it before winter.

Negotiation re-enters the room. In September nobody negotiates; in October a polite "would you take ยฃ10/week less for a twelve-month commitment?" gets real consideration, especially on rooms empty since the rush.

The October Playbook

2. Ask about the room's September story. "Has this been listed long?" A room that didn't fill in peak season is either overpriced (negotiate) or has a viewing-visible flaw (run the 15-point checklist).

3. Match the contract to a mid-cycle start. An October start puts you out of sync with the September cycle, so check how the contract's start and end dates line up with your placement and what the renewal terms are.
