What Happens at a Co-living Viewing: A First-Timer's Guide

Twenty minutes, one flat, possibly your next year โ€” here's how to use them.

If you've only ever viewed private flatshares โ€” the awkward shuffle past someone's drying rack while a current tenant pretends you're not there โ€” a co-living viewing runs differently. It's closer to being shown a product by the people who run it, which cuts both ways: more polish, more accountability, and a few specific things to check behind the polish. Here's the whole experience, demystified.

Booking: In Person or Live Video

Operators run scheduled viewings โ€” book a slot online rather than chasing a landlord's WhatsApp. If you're not in London, a live video viewing is standard practice, not a favour: you direct the camera, ask questions in real time, and see the actual room (not a showroom lookalike). It's the backbone of booking from abroad โ€” the remote-booking safety guide โ€” and the one rule is live, never a pre-recorded file.

What the Visit Covers (About 20 Minutes)

Your actual room. Confirm it's the specific room you'd sign for โ€” number, floor, window direction โ€” not "one like it". Pace it, test the phone signal, open the wardrobe. The 15-point checklist applies in full; a good host expects it.

The shared spaces. Kitchen, living room, bathrooms โ€” read them like evidence. Lived-in-but-managed is the good signal; either extreme (sterile staging or chaos) is information. The red-flag guide lists what walking away looks like.

The flatmates, ideally. Ask in advance for a slot when residents are home. Two minutes of kitchen small talk tells you more about the household than the whole brochure โ€” ages, rhythms, whether people actually talk to each other.

The numbers, in writing. Exact weekly price and what it includes (energy, WiFi, water, council tax โ€” by name), the deposit (four weeks' rent โ€” one full rent period โ€” at Nook, held in a named protection scheme), and the term: a 12-month minimum is the standard, so confirm start date, notice period and renewal process on the spot.

Questions That Separate Good Operators

Who do I message when the boiler dies, and what's the typical fix time? How are flatmates chosen for this flat? What happens if I don't get on with someone? Can I see the contract before deciding? Crisp answers to all four โ€” in writing afterwards โ€” is the pass mark; the full 10-question sort finishes the job.

After the Viewing: How Booking Works

No same-day-decision theatre: a legitimate operator sends the contract and holds your interest for a reasonable window. The sequence from there โ€” online contract, Right to Rent check, deposit into the scheme, move-in date โ€” runs in days, fully remote if needed. Pressure to transfer money at the viewing itself is the one absolute walk-away.

Want to see the real thing? Book a Nook viewing โ€” in person or live video, flatmates usually home, contract shared before you decide, checklist warmly encouraged.
